Flake epoxy garage floors in Success.

Success is 2000s Cockburn — sand over limestone, a young and generally sound slab, and a garage that's more often than not doing double duty as storage for whatever won't fit in the house.

The ground under it

What's under a Success garage

Success sits in the Spearwood dune country, which is the part of Perth where the sand sits over Tamala Limestone. If you've ever seen a limestone block retaining wall going up in Cockburn, that's the local rock. For a garage floor it means two things: the founding material is free-draining and largely non-reactive, so slabs here tend to sit still, and excavation on these lots often turned up limestone fines that ended up spread across the site. Neither is a problem — both are context.

Because movement is rarely the issue, prep is the whole game in Success. Most of these slabs went down through the 2000s and are structurally sound. What they have is a hard steel-trowelled surface plus, by now, fifteen-odd years of tyre traffic and whatever was rolled on at some point. The grind takes all of that back to bare, open concrete in one pass — it's not two jobs, it's the same job.

Moisture is less often the deciding factor here than in the older eastern suburbs. Most Success slabs postdate the 1996 Building Code, so an intact under-slab vapour barrier is the norm. We still test every slab before a drop goes down, because 'most' and 'the norm' aren't things you can write into a guarantee.

The local detail worth flagging is limestone dust and bore water. Fine limestone dust tracked in off a driveway or a garden bed sits on the slab, and iron-rich reticulation bore water leaves the familiar orange staining where a retic head throws onto concrete. Both are surface, both come off in the grind, and both are worth mentioning when you send the photo so we're pricing what's actually there.

Typical slab age

Largely 2000s, with some late-1990s at the older edge and newer infill closer to Cockburn Central.

Typical garage

A 6 × 6 m double around 36 m², integral under the main roof, with a shopper's entry and often a rear patio slab worth doing at the same time.

What to expect on these slabs

A sound, young slab needing a proper grind rather than remediation — plus limestone dust, bore-water staining and hot-tyre marks.

How we do it

The Ironstone 4-stage.

Same four stages on every job in Success, residential or commercial. No shortcuts, because we're the ones carrying the guarantee.

STAGE 01

Grind

Diamond-ground back to bare, open concrete. Not acid-etched, not rolled over. Dust-extracted, so the garage stays clean.

STAGE 02

Test

Moisture tested before a drop goes down. Cracks and joints are cut out and filled so they don't telegraph through the finish.

STAGE 03

Flake

Pigmented base coat, then decorative flake broadcast to refusal for full coverage, grip and depth. Your colour, chosen before we arrive.

STAGE 04

Seal

Clear coat over the top, edges cut in sharp, site cleaned. You get the guarantee in writing before we leave.

One day on site. Car back on it the next morning. Gear moved and put back — you don't lift a thing. Written guarantee against lifting, and it transfers if you sell.

Access & scheduling

Getting to you in Success

Success is easy access — estate streets, proper driveways, and room to park a truck and run an extractor without blocking the road.

Heat is the scheduling factor here more than wind. Through a Perth summer we start early on Cockburn jobs: a hot slab shortens working time on the coat, and it's better to be broadcasting flake at 8am than at 2pm in February. If your garage faces west, that goes double.

If you want the rear patio or alfresco slab done at the same time, say so with your photo. It's usually cheaper as part of the same visit than as a second one, and it changes how we plan the day.

Straight answers

Success questions.

My Success house was built in the 2000s. Is the floor in good enough condition?

Almost certainly, and that's the easy part. Slabs in this part of Cockburn are generally sound and sitting on free-draining sand over limestone. The work here is preparation rather than repair: the hard trowelled surface has to be diamond ground open before a coating has anything to key into.

Can you do the alfresco or patio slab at the same time?

Yes, and it's the sensible way to do it — one mobilisation, one day, one invoice. Outdoor slabs get a UV-stable topcoat rather than the standard clear, because a straight epoxy topcoat will amber in Perth sun. Mention it when you send the photo and we'll price both.

What are the orange marks near my garage door?

Bore water. Iron-rich reticulation water leaves that rust-orange staining wherever a retic head throws onto concrete, and it's everywhere in Perth. It's surface staining, it grinds off with everything else, and it has no effect on the coating.
