Flake epoxy garage floors across Perth. Diamond-ground to bare concrete. Moisture-tested before a drop goes down. Installed in a day, backed by a written guarantee — because a cheap floor done twice costs more than a proper floor done once.
Floor shown is a visualisation — stock reference photography, not a completed Ironstone Floors job.
Nearly every failed floor we're called to fix failed for one of three reasons. None of them are bad luck — all three are skipped to make a quote look cheaper.
The coating is rolled straight onto a sealed slab, or "prepped" with acid. Concrete has to be mechanically opened for a coating to key into it. Anything less is paint.
Slabs without an intact vapour barrier drive moisture upward. Seal that in and hydrostatic pressure lifts the coating off in sheets — often inside a year.
The cheapest quote wins by cutting layers and film build. It looks identical on day one. Then a car comes home off the freeway in February with tyres still hot, and a thin film lets go where the wheel turns.
Same process on every job, residential or commercial. No shortcuts, because we're the ones carrying the guarantee.
The slab is ground back to bare, open concrete with industrial diamond tooling — dust-extracted, so your garage stays clean.
Moisture testing before anything goes down. Cracks, pitting and joints are cut out and filled so they don't telegraph through the finish.
Pigmented base coat, then decorative flake broadcast to refusal for grip and depth. Your colour, chosen before we arrive.
Clear topcoat over the top, edges cut in sharp, site cleaned. You get the guarantee in writing before we leave.
Flake blends, solid colours and clear-sealed finishes — for garages, workshops, showrooms and warehouses.
Floor shown is a visualisation. These are stock reference photographs of coated floors, not completed Ironstone Floors jobs — we'll swap them for our own Perth work as those jobs land.
Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law. This guarantee is in addition to those rights.
We could have filled this page with five-star reviews nobody can verify. Every new company does. Instead — we're eight jobs old, we'll tell you that to your face, and we've priced it accordingly.
You get the lower price. We get to photograph the job and ask you for a review at the end — whatever you actually think of it. That's the whole trade, and it's the only reason the price is what it is.
The founding price applies whether your review is good, bad or indifferent — it's not conditional on what you write, and we'll ask you to say it was incentivised when you post it. Price shown is for a standard double garage including GST; your written quote is fixed before we start.
Claim a founding spot →Fully insured, on every job. Every crew that steps on your property has a current certificate of currency on file with us. Ask and we'll send you a copy before we start.
A 5-year guarantee you can hold. Handed to you on completion — not promised on the phone. If the coating lifts or delaminates within 5 years, we rectify it at our cost — and it transfers if you sell the house.
You sign off before we're paid in full. Final payment is released after you've walked the floor in daylight and told us you're happy with it. Not before.
Perth metro and the Peel region — Yanchep down to Mandurah, coast across to the foot of the Darling Scarp. That's the ring we can reach and get home from in a day, so that's the ring we work. Every suburb below has its own page covering the slabs, the housing stock and the access we actually find there.
Somewhere else in the metro? Send a photo anyway — we'll tell you straight if we can get to you. See every area we cover →
A standard double garage is one day on site. You stay off it overnight and you're parking on it the next day. Larger or badly damaged slabs may need a second day — if that's the case we tell you at quote stage, not on the day.
Price is driven by square metreage and the condition of the slab. Send a photo of your garage and rough dimensions and you'll have a written quote back in under 15 minutes — no site visit needed to get a number, and no obligation.
Sometimes, but usually the honest answer is no. If the existing coating is already lifting, anything we put over it fails with it. We grind it off and start from bare concrete — that's what the guarantee is written against.
Not with a flake system. The broadcast flake and topcoat give a textured surface with real grip. If you want more, we can add an anti-slip additive to the topcoat.
Yes — that's exactly what separates a proper system from a paint job. It matters more here than most places: a car that's been sitting on the freeway through a 40-degree February afternoon comes home with genuinely hot rubber. Hot-tyre pickup is the most common failure we get called to fix, and it comes down to prep and film build.
Our own vetted installers. Every crew on our jobs carries a current certificate of currency, and you get one invoice and one point of contact — us.
Yes. One day on site, you stay off it overnight, and the car goes back on it the next morning. That timing depends on the topcoat system — it is not true of a traditional epoxy, which needs days between coats before it will take vehicle traffic. If anything about your slab means we need longer, you hear it at quote stage rather than on the day.
No. We move your gear and put it back — you don't lift a thing. Shelving and anything fixed to the walls stays where it is and gets sheeted over. All we ask is that you tell us in advance about anything heavy, fragile or awkward so the right number of people turn up.
We moisture test before a drop goes down, and the result changes what we do. A slab with moisture coming up through it will push a coating straight back off — that is hydrostatic pressure, and no amount of surface prep beats it. If the reading is high we tell you and we deal with it, or we tell you the floor isn't a candidate. We would rather lose the job than write a guarantee against a slab we know is pushing.
Because paint sits on the slab instead of keying into it. A rolled-on coating over a sealed or acid-etched surface has almost nothing to bond to, so it lets go — usually first where the car turns, because that is where the tyre puts heat and shear into the floor at once. Diamond grinding opens the concrete mechanically so the coating has somewhere to go. That is the whole difference.
Yes. The written guarantee against lifting is issued to the property, not just to you, so it goes to the buyer with the house. You get the document on completion — hand it over with the rest of the paperwork.
Perth metro and the Peel region — north to Yanchep, south to Mandurah, east to the foot of the Darling Scarp. We don't work interstate and we don't drive to the regions. The suburbs we're in most often have their own pages: Joondalup, Butler, Clarkson, Ellenbrook, Midland, Canning Vale, Success, Harrisdale, Baldivis and Mandurah. Anywhere else inside that ring, send a photo and we'll tell you straight.
Rough dimensions and one photo of your garage is all we need to give you a real number.
