Flake epoxy garage floors in Baldivis.

Baldivis has been one of the fastest-growing suburbs in the state for the best part of two decades. Young slabs, big garages, and more boats and caravans per street than anywhere else we work — which changes what we recommend on the floor.

The ground under it

What's under a Baldivis garage

Baldivis is southern coastal-plain country — sandy, free-draining and largely non-reactive, which is the easy version of this job structurally. Slabs here generally sit still, and we rarely find the seasonal cracking that comes with reactive clay. Site class is still per-lot and determined by a soil test rather than by the suburb, but the pattern across Baldivis is consistent enough that our attention goes elsewhere.

Where it goes is preparation and use. Almost all of Baldivis postdates the 1996 Building Code, so an intact under-slab vapour barrier is the norm and the moisture test usually confirms what we expect. What these floors do have is a hard steel-trowelled surface that gives a coating nothing to key into until it's ground open — the same story as every young Perth suburb, and the same reason a cheap quote here is usually a quote that skips the grind.

The genuinely Baldivis thing is what lives in the garage. This is boat, caravan and trailer country. Jockey wheels, trailer stands and boat-trailer tyres put concentrated point loads on a floor in a way a car doesn't, and a caravan that sits in the same spot for six months leaves its mark. It doesn't rule out a coating — it changes the spec. Tell us what's going back in and we'll build the film accordingly.

Second local factor: a lot of Baldivis blocks have a separate powered shed as well as the attached double. Doing both on one visit is materially cheaper than two mobilisations, and shed slabs are often the ones with the real oil contamination — so they need degreasing and a deeper grind rather than the same pass as a clean garage.

Typical slab age

Mid-2000s onward, with the newest estates still going in — Baldivis has been building continuously for close to twenty years.

Typical garage

A 6 × 6 m double around 36 m², frequently with a separate powered shed and a hardstand for the boat or the van.

What to expect on these slabs

Sound young slabs needing a proper grind, trailer and jockey-wheel point loading, and oil contamination in the rear shed.

How we do it

The Ironstone 4-stage.

Same four stages on every job in Baldivis, residential or commercial. No shortcuts, because we're the ones carrying the guarantee.

STAGE 01

Grind

Diamond-ground back to bare, open concrete. Not acid-etched, not rolled over. Dust-extracted, so the garage stays clean.

STAGE 02

Test

Moisture tested before a drop goes down. Cracks and joints are cut out and filled so they don't telegraph through the finish.

STAGE 03

Flake

Pigmented base coat, then decorative flake broadcast to refusal for full coverage, grip and depth. Your colour, chosen before we arrive.

STAGE 04

Seal

Clear coat over the top, edges cut in sharp, site cleaned. You get the guarantee in writing before we leave.

One day on site. Car back on it the next morning. Gear moved and put back — you don't lift a thing. Written guarantee against lifting, and it transfers if you sell.

Access & scheduling

Getting to you in Baldivis

Baldivis is an easy run down the freeway and access on the estates is generous — long driveways, wide verges and plenty of room for the truck.

Tell us at quote stage if there's a boat, caravan or trailer in the garage. We move your gear and put it back, but a 6-metre boat on a trailer is a different conversation to a shelf of paint tins — we need to know whether it's coming out under its own tow or whether we're working around it.

If you want the rear shed done as well, send a photo of that floor too. Shed slabs are usually the dirtier of the two and they price differently, and doing both on one visit beats paying to get us out twice.

Straight answers

Baldivis questions.

I park a caravan in the garage. Will the jockey wheel damage the floor?

It's the right question and it's the one we get most in Baldivis. A jockey wheel or a trailer stand concentrates a lot of weight into a very small contact patch, which is harder on a coating than a car ever is. A properly built flake system with full film build handles it; a thin one dents. Tell us what's going back in and we'll spec for it — and a pad under the jockey wheel is still cheap insurance.

Can you do the shed and the garage on the same day?

Usually yes, and it's the sensible way — one mobilisation instead of two. Send a photo of both floors. Shed slabs tend to carry more oil contamination, which means degreasing and a deeper grind, so they're priced separately even when they're done together.

Is a Baldivis double garage a one-day job?

Yes. A standard 36 m² double is comfortably one day on site and the car goes back on it the next morning. Adding a shed can push it to a long day or a second one — if that's the case you'll hear it at quote stage, not on the day.
