Flake epoxy garage floors in Canning Vale.

Canning Vale went up fast through the 1990s and 2000s on what used to be market gardens and light industry. The houses are big, the garages are big, and the slabs are now the age where the first coating someone put down is asking to be replaced.

The ground under it

What's under a Canning Vale garage

Canning Vale sits in the middle of the Swan Coastal Plain, and the ground under it is mixed rather than uniformly sandy — this part of Perth carries pockets of heavier soil alongside the sand, which is part of why it was market-garden country before it was suburbia. That means we don't arrive with a single assumption. Some Canning Vale slabs behave like the coastal sand suburbs; others show more seasonal movement. Your lot's classification comes from a soil test on that lot, not from the suburb.

What is consistent is the era. The bulk of Canning Vale went in from the early 1990s through the 2000s, straddling the 1996 Building Code change that made an under-slab vapour barrier a prescriptive requirement. The later half of that range is usually fine; the earlier half is exactly why we moisture test before a drop goes down rather than assuming.

The Canning Vale garage itself is worth a note. This is big-house territory — plenty of oversized doubles and a real number of triple garages, which is unusual enough in Perth to change how we quote. A triple is not a double plus a bit: it's more grinding, more material and more broadcast time, and it's the main reason we won't publish a flat price for a garage we haven't seen a photo of.

The failure we're called to most in Canning Vale is a first-generation coating letting go. Two-pack kits were popular here through the 2000s, and where they were rolled onto a swept or acid-etched slab the bond was weak from day one. Twenty years of hot tyres does the rest. All of it comes off, back to bare, open concrete.

Typical slab age

Early 1990s through the 2000s, straddling the 1996 Building Code change on under-slab vapour barriers.

Typical garage

A generous double at 36–40 m², with a genuine share of triples — bigger than the Perth average, and priced accordingly.

What to expect on these slabs

First-generation two-pack coatings letting go under hot tyres, oil staining, and floor areas larger than the standard double.

How we do it

The Ironstone 4-stage.

Same four stages on every job in Canning Vale, residential or commercial. No shortcuts, because we're the ones carrying the guarantee.

STAGE 01

Grind

Diamond-ground back to bare, open concrete. Not acid-etched, not rolled over. Dust-extracted, so the garage stays clean.

STAGE 02

Test

Moisture tested before a drop goes down. Cracks and joints are cut out and filled so they don't telegraph through the finish.

STAGE 03

Flake

Pigmented base coat, then decorative flake broadcast to refusal for full coverage, grip and depth. Your colour, chosen before we arrive.

STAGE 04

Seal

Clear coat over the top, edges cut in sharp, site cleaned. You get the guarantee in writing before we leave.

One day on site. Car back on it the next morning. Gear moved and put back — you don't lift a thing. Written guarantee against lifting, and it transfers if you sell.

Access & scheduling

Getting to you in Canning Vale

Access in Canning Vale is easy — big lots, long driveways and room for the truck. The practical constraint is size rather than access: a triple garage is a longer day, and we'd rather book it as one than start it and run out of light.

Send rough dimensions with your photo if you can. On a garage this size the difference between 36 m² and 48 m² is a material order, and getting it right at quote stage is what keeps the fixed price fixed.

Power is the usual check. A planetary grinder and a vacuum will trip a single 10-amp outlet on a shared circuit — tell us at quote stage and we bring our own supply.

Straight answers

Canning Vale questions.

I've got a triple garage in Canning Vale. Is that still one day?

Usually yes, but it's a full one and we book it that way — a triple is roughly a third more grinding, coating and broadcast than a double. If your slab also needs significant crack repair we may call it as two days at quote stage. What we won't do is start a triple as a half-day job and rush the grind to get out.

The two-pack coating on my floor is lifting in sheets. Can you patch it?

No. Patching a failing coating means bonding new material to something that's already letting go, and it fails at the same line a year later. The whole floor gets diamond ground back to bare, open concrete. It's more work up front and it's the only version we'll write a guarantee against.

Is Canning Vale ground reactive?

It's mixed, which is the honest answer. This part of the plain carries heavier soil pockets alongside sand — it was market-garden country for a reason. Some Canning Vale slabs behave like the coastal sand suburbs, some show more movement. Only a soil test on your lot classifies your site; what we do is look at the actual cracking in front of us and price the repair honestly.
